Wells Court

Wells Court Senior Apartments is located in Brewster, on Cape Cod in Massachusetts. The complex is located in a charming rural / suburban setting and sits on three acres of land.  There are sunrooms and resident lounges on each floor, a large community space, and several outdoor gathering areas. There is bus service to amenities in the nearby village, giving access to shopping, the town library, town hall and others.

The property was originally developed in the early 2000s under the HUD Section 202 program which provides all capital at zero interest for senior projects, with budget approval through HUD’s BBRI process serving to maintain affordability.  During development of our adjacent Brewster Woods project, the owners of the site approached POAH and offered to transfer the property to us, as they did not feel they had the capacity to manage recapitalization or steward the project beyond the near future. POAH acquired the property as of July, 2026, and continues to operate it as a 202, while planning to establish long-term stability.  While funding sources are still being secured, the plan is to financially restructure the property via HUD’s RAD-for-PRAC demonstration project, with investment capital coming through MassHousing’s 4% Low Income Housing Tax Credits, and gap funds from the Federal Home Loan Bank of Boston.  Recapitalization of approximately $2.5 Million in direct improvements is part of that plan, including improvements to heating systems, replacing windows, and adding electrical capacity and a backup generator.
