The Grant at Woodlawn Park
The Grant at Woodlawn Park is a 33-unit family development that opened in September 2013 as part of Woodlawn Park, a variety of distinctive structures combining residential, commercial and recreational uses that have made the South Cottage Grove corridor the center of a healthy new community.
The second new construction project in the redevelopment of Grove Parc, POAH financed the Grant with a 9% tax credit award from the Illinois Housing Development Authority. The building’s amenities include laundry facilities, a computer lab, a meeting room and community kitchen, a playground, ample landscaping and private townhome entrances for the three-bedroom apartments in the building. Four of the units in the building are leased to market-rate households. As with all the units at Woodlawn Park, the residents of the Grant are connected to the resources and services at the Woodlawn Resource Center.
The property was certified as a LEED for Homes Platinum project in 2016 and has 20 solar thermal panels on its roof that, depending on the season, offset more than half of the energy to produce the building’s hot water. All storm water is retained onsite in a series of rain gardens with native plantings. The renovation of the Grant spurred ComEd to undertake a façade improvement on its electrical substation next door, including tuck-pointing and wrought-iron fencing.
